As Regional Field Supervisor, Rick Happ is the link between Elmhurst’s building managers in the field and the resources they need to keep properties running smoothly. He combines decades of mechanical, construction, and aviation experience with a practical mindset that puts safety, clarity, and cost discipline first. From troubleshooting an overnight issue to sourcing the right equipment for a complex repair, Rick looks for solutions that are reliable, efficient, and durable. His work helps ensure that tenants experience well-run buildings and that Elmhurst’s operations teams feel supported—not alone—when challenges arise.

Professional Journey

Rick’s career began on the shop floor as a journeyman machinist, where precision, tolerances, and methodical problem-solving were non-negotiable. He later became a federally licensed Airframe and Powerplant mechanic with US Airways, earning an FCC commercial aircraft taxi license and working in an environment where safety, documentation, and teamwork were essential. Those years in aviation honed his ability to assess mechanical systems quickly, communicate clearly with colleagues, and make sound decisions under time pressure.  

Before joining Elmhurst, Rick ran his own log-home and custom-home building company, serving clients across Pennsylvania, New York, Ohio, West Virginia, and Maryland. Managing projects across multiple states required him to coordinate trades, manage budgets, and maintain high construction standards—all while being directly accountable to homeowners. That experience gave him a deep appreciation for how good planning, honest communication, and craftsmanship come together to create long-lasting buildings.  

At Elmhurst, Rick now supports building managers across the portfolio, overseeing building operations, repairs, and the warehouse that houses attic stock and specialized equipment. He also manages Elmhurst’s fleet vehicles and operates heavy equipment, including the firm’s scissor lift and 12,000-pound equipment lift, to help teams execute repairs safely and efficiently. His mornings often begin before sunrise with calls, texts, or emails to review overnight issues and plan the day’s work. Drawing on his broad technical background, he helps managers diagnose problems, prioritize responses, and select solutions that protect both tenant comfort and asset value.
